Step 1:  Where do I start? 
Browse our web site to see what communities and floor plans we offer.  Get an idea of what you need and what you want if you haven’t already thought about it.  You may want a certain paint or tile color, but that pales in comparison to what you may need, like enough space to fit your growing family.  Focus on your needs first. Make note of your favorite communities and floor plans.

Step 2:  Visit a model home. 
Now that you have some favorites picked out, it’s time to visit the community you like best.  Don’t worry if you like several communities – any of our community managers can get you started and show you some of our homes.  The community you visit may have some of the same floor plans as another community you like.  Our community manager will talk with you about what you’re looking for, and then find out some basic financing information such as your desired monthly payment, to start matching you to a home.  He or she can also help you set up an appointment with one of our participating lenders to get you started on the mortgage approval process, though you are free to choose any lender you wish.

Step 3: I’ve found the home I want, at the price I want and the location I want. What happens next?
You might find the perfect home on your first visit to a model home, or it may take you several visits to find the home for you. When you’re ready to make it official, your community manager will sit down with you to complete the purchase agreement.  At this time you’ll also submit your earnest money deposit, which will be $500 for a home that is already under construction or $1,000 if you choose to build from the ground up.  This money will be deposited into an escrow account and held there until the day you close on your home. At that time the money will be turned over to Title Company and credited to you on your closing statement.

Step 4: Continue with the financing process.
If you haven’t already met with a lender to get the mortgage approval process going, now is the time.  You may choose any lender you wish, but using one of our participating lenders usually saves our home owners up to $2,000 or more at closing.  Talk with your community manager about setting up an appointment with one of our participating lenders.

Step 5: Pre-Construction Meeting & Design Selection Meeting. Depending upon the construction state of your home, you may be called by our office to come in for a pre-construction meeting and a color selection meeting. Average time for these meetings is about an hour and a half in total.  Click here for details about the pre-construction and design selection meetings.

Step 6: We build your home.
Your community manager and construction superintendent will be in touch with you throughout the building process.  For some, this process may be short as you may have purchased a home that was already complete, but for others that are building from the ground up, your closing will be months away.

Step 7:  Closing
You will be called 24-48 hours before your scheduled closing time to confirm the amount that you will need to bring to closing.  You’ll need to get certified funds (cashier’s check or money order) for that amount and bring it with you when you come to your closing. You'll also need to bring your driver's license and social security card.  A represenative from the Title Company will explain your closing documents to you, you'll sign them, and then you'll receive your keys as a new home owner!
